At Pearce Scott Architects, every project begins with an understanding of context, creating homes and communities that feel naturally connected to their surroundings. From the marshes and waterfronts of the South Carolina Lowcountry to the coastal communities of Georgia, the mountain landscapes of North Carolina, and destinations beyond, our work reflects the unique qualities of each region while remaining rooted in timeless design principles. Explore our projects by location and discover how place inspires architecture.

South Carolina Lowcountry

Where it all started

The Lowcountry is home for us — it starts at the southern tip of the state in our hometown of Bluffton, reaches across the bridge to Hilton Head Island, and follows US Route 17 north through Beaufort toward the Greater Charleston area.

The heart of our work is at Palmetto Bluff, where we’ve designed nearly 300 homes and know the land and its architectural language by heart. We’ve also worked along the water at Kiawah River, and with the new section of East Meadows recently opened there, it’s somewhere we’re eager to do more.

At Kane Island, one of the area’s newest communities, we’ve helped shape the neighborhood from the ground up — contributing to the master planning and designing its first amenity structures — and on Daufuskie Island, our work at Haig Point is picking up momentum as the community draws new interest.

We’ve also designed homes and projects in communities such as Oldfield, Spring Island, and Brays Island, each known for its unique blend of waterfront living, golf, equestrian traditions, and deep connection to the Lowcountry landscape. As our work continues to expand throughout the region, we are especially excited about opportunities at Poplar Grove near Charleston, a growing community that represents the next chapter of thoughtful Lowcountry development.

Georgia Sea Islands

Just across the Savannah River…

Just down the coast lie the Georgia Sea Islands — fourteen major barrier islands, only three of them open to residential development, an hour or two from Bluffton by car and even closer by water if you’ve got the boat for it. We’ve designed on St. Simons Island and Tybee Island, where live oaks, tabby, and an easy indoor-outdoor rhythm shape the way a home wants to sit on the land. We’d love to add Sea Island to that list — our approach travels well across this stretch of barrier-island living.

Coastal Florida

Keep driving south on I-95…

Keep south on I-95 past the Georgia line and you reach Florida’s First Coast, the stretch running from Amelia Island and Fernandina Beach down through Jacksonville and St. Augustine to Palm Coast and Flagler Beach. Our work here sits among its best addresses — multiple residences on Crane Island off Amelia, and The Eleven at Congaree and Penn in Jacksonville — homes shaped for coastal light, ocean breezes, and the relaxed pace the First Coast is known for. We’re glad to keep building along this shoreline.

Fernandina BEach

Western North Carolina & Upstate South Carolina

When the mountains and foothills are calling instead of the ocean…

If the mountains are calling instead of the ocean, the Blue Ridge and the Upstate foothills are closer than they look — about as far as a drive up the Savannah River along the Georgia–South Carolina line. We’ve designed in the Asheville, the communities of The Ramble at Biltmore Forest and Bright’s Creek, the small mountain town of Saluda, Cashiers, Waynesville, Lake Keowee, and Greenville. The materials and palettes shift with the elevation — more stone and timber, cooler tones — but the forms and floor plans aren’t as far from our coastal homes as you’d expect.

We work beyond the Southeast, too…

Every project we’ve taken on beyond our roots in the Carolinas, Georgia, and Florida has grown out of a relationship — a friend, previous client or developer who wanted us with them wherever they were building. That’s carried our work into to Monroe,  La., Cape Cod, Ma., Nashville, Tn., and Rockport, Tx. We don’t chase distance for its own sake, but when the right people and the right project line up, we’re glad to travel for it.
